How much will the plans cost?
I wish I could just give you a number, but the pricing varies quite a bit. We're generally mid- to low-priced, depending on the area.
The rate depends on square footage, complexity, location, and how much time we need to budget for design development.
Garage and basement square footage is discounted!
Structural design and add-ons, like interior 3D renderings, electrical plans, and interior design are an additional cost.
Multi-unit developments, commercial buildings, and etc. estimated uniquely per project.
How much will it cost to build?
We can't give you a construction pricing estimate, but we can help you and your contractor get a clearer answer to this question.
We use smart footage and material quantity schedules to help builders and material suppliers to accurately estimate their costs.
We include advanced material takeoff assistance to help get better estimates for concrete, framing, finishes, and more.
How long does the process take?
The timeline of a project largely depends on the size of the building.
Conventional homes 2,400 SF or less usually take 3-4 weeks to complete.
Larger projects can take 5-8 weeks, and conceptual design or add-on services may require more time.
Project start dates depend on our current workload and resources.
Project pace also depends on how quickly you provide feedback to the PDF progress sets.
What's included in the building plans?
Typical residential projects include the following:
Architectural Plans: Normally include a Cover Page with 3D Renderings & code compliance notes, a Site Plan, Floor Plans, Elevations, Sections, and Details.
Structural Layouts: Normally include Foundation, Floor Framing, Wall Framing, and Roof Framing Plans. Only includes generic structural notes, unless structural engineering is integrated.
What if I need Structural Engineering?
Many structural engineers need a design service like us to draft the initial plans. We also provide structural layouts that are helpful to accelerate the engineering process.
We can recommend some of our favorite engineers, or help you shop around in your area.
When should I involve a builder?
The earlier the better, but no rush from us.
Talking to contractors before or during our process will help you define your total construction and square footage budget.

Should I have a lot already purchased?
It's not necessary, but recommended.
A great time to reach out to us is when you have a lot under escrow. That way we can can verify if the site is cohesive with your plan.
We can't complete a permit-ready plan set until you have a lot to position the home on.
HOA standards and other local requirements may need to influence the design.
Can we work in your State?
If you're in the US, the answer is probably yes.
Each state, county, and town have their own local codes. While we can't memorize every local code, we can help you research the requirements if you're in a less-familiar area.
We've designed in several states across the US, including: Idaho, Utah, Arizona, Georgia, Montana, Wyoming, and more.
Do we provide support through permitting?
Yes. If your local permitting office rejects our plans, email us and we'll typically have a revised PDFready within the same or next business day.
Local jurisdictions can be particular about certain items;most issues take less than 15 minutes to resolve. They seldomly require any design changes, and a rejected plan is usually no need for concern.
We don't typically charge a fee for revisions required for permit-approval. However, if a jurisdiction requires additional Add-On services for their plan review, like structural design, MEP design, or architectural specifications, a fee may be necessary.
You are responsible however--to ensure that your ideas are plausible per local building ordinances. We'll advise you if we get any inclination that they might not be.

How do we keep our prices low?
A mix of efficient technology usage, and a well-refined process.
We've developed a custom template in our software that is tailored exactly to our services.
We rely on BIM technology to accelerate design, including: 3D models, smart schedules, and programmed formulas which make our job much easier and faster than drafting in traditional CAD.
What is BIM Technology?
BIM stands for 'Building Information Modeling'. Simply, it means that as you create 2-dimensional plans, the software generates an informative 3D model at the same time.
CAD, or 'Computer-Aided Design' is similar to BIM, but does not necessarily include a 3D model. You could say that BIM is an evolution of CAD. Oftentimes the terms BIM and CAD are used interchangeably in the industry.
Do we design Multi-Family or Development projects?
Yes. But it's important to understand what other professional services you may need for your project:
For Townhomes and Duplexes: We provide a full design & drafting service. Structural and/or Civil engineering or Surveying often need to be included.
For Apartment Complexes: Some municipalities require an Architect's stamp, some simply require any licensed professional. In the latter case, we can partner with an engineer to provide a permit-ready set. Civil engineering is often required. A Landscape architect may be recommended.
For Commercial or Development Projects: Though less typical, we have experience in light commercial design & subdivision layouts. Schedule a consultation with us to see if we can assist you along the process, it may be well worth your time and money. If not, we'll refer you an Architect or Engineer.
Are we Architects?
No. No member of Ember Design is currently a Licensed Architect. We call ourselves Residential Designers instead.
Architectural licensing itself is very black-and-white, but the field of architectural design is broader than that. We strive for the highest architectural standards and to be genuinely expert design professionals. We expect you'll find our home design services better and more affordable than hiring a licensed architect.
We partner with and work alongside architects when necessary or convenient.
Do we provide MEP drawings?
We offer electrical drawings as an Add-On(lighting, switches, and outlets) when requested.
Typically, we provide a blank "MEP markup" page in our drawing set for your subcontractors to "mark up" in the field.
MEP stands for 'Mechanical (HVAC), Electrical, and Plumbing'.
Do we use AI in our services?
Sometimes, but not often.
We use large-language AI models to consult ideas and help expand on our horizons. They're great to help think through as many options as possible.
We have access to AI image generation tools for conceptual renderings based on our 3D models, but these are not the final renderings we provide in our service.
We don't use AI as a tool to generate floorplans or designs. We're watching this technology as it develops, but it's not there yet.
We love designing new homes from scratch, but that takes time and effort. We'll give you a better price if you can narrow down what you want beforehand.

Can I get a refund if I need to cancel my project?
Yes, but it depends. For our protection, no more than 50% of your most recent payment is refundable.
If we've worked beyond the amount covered by your initial deposit, you'll owe a prorated amount based on the prior time spent.
Ensure that you have means to construct your project, and that the concept is agreeable to your local zoning and building codes.
What if I want to change my design after the process is over?
You can. Just reach out, and we'll sort it out with you.
We charge an hourly rate for modifications after project completion.
The hourly rate is set forth in our contract and is guaranteed for an one year after project completion.
I thought this was a fairly new business--How have we already completed 250 projects?
Ember Design is the re-brand of a former name, Practikal Home Plans.
The number also includes projects independently completed for previous employers within the past 5 years.
